Geese! Another Local Sign Winter Is Gone!

Everyone knows that geese and ducks migrate south in the fall, and fly north in the spring.  Of course, when you LIVE in the north, seeing, and hearing, the migration can be pretty dramatic!

I saw a flock of geese in mid-town last week.  It seems like they have arrived a tad early.  They were flying around in circles looking for some open water to land in.  Brr, I hope they have some thick down in their under-bellies when they located open water!  There is still some snow around town!

One of my favorite spots to walk is along Cook Inlet.  For me it’s a great way to get away from everything and clear my head.  Two things I noticed this week on my “walk-about” was how wet and sticky the mud is, and that I see and hear the geese returning!

If I’m not mistaken, we’ll see swans and sand hill cranes before long!  I love it!

I guess I should mention, even though the return of geese is a sign that winter is gone, geese are not all that welcome.

Geese are a nusance.  Once in town, they are in every pond, road side and public landscaping.  The goose poop in ponds and lakes can be well, down right disgusting! 

Airports all around the State have to watch for them.  There have been numerous collisions between airplanes and geese, and more than one have resulted in airplane crashes.

Airports have gone to great lengths to get rid of geese.  They shoot cannon’s to scare them, some area’s have brought in pigs that will find

 the bird nests and eat the eggs.  It’s a difficult situation to live with nature so close and deal with the risk to people and aircraft.

Spring 2010 Arrives in Anchorage!

It’s about time spring gets to Anchor-town!  I don’t know, maybe I’m showing my age, but this winter seemed to last a  l-o-n-g  time!

Really, the truth is, it was a pretty mild winter as far as Alaska winters go.  I’m really commenting, more than complaining. 

I don’t remember any really cold spells like we have some winters.  Anyway, last week we had our annual April snow dump.  That’s the big final gasp old man winter gives every year after the roads are dry and the a few tulips are starting to show their heads on the sunny sides of some homes.  This year it started snowing about 4am and some area’s of the Anchorage bowl had as much as 8 inches by noon.

The thing is, it started melting immediately.  The practical side of me thinks – what a waste of resources, Mother Nature!  I concede, Mother knows best.  I guess it’s not my place to understand why; it’s my place to shovel and be thankful for spring, which I am :)

Anchorage 2010 Economic Forecast – Steadily Improving

It seems like every time I read the newspaper I read something disparaging about the economy.

I think because of the “gloom and doomers“, I try to keep an eye out for other points of view, especially positive points of view!

I came across a good article written by Bill Popp.  Mr. Popp is the president and CEO of Anchorage Economic Development Corporation.  This corporation is made up of the business owners and the “movers and shakers” of the community.  Collectively, they ARE the pulse of the city.  When the president of AEDC talks, there are many people who like to listen to what he has to say.

This article is printed in the Alaska Business Monthly magazine.  Fortunately for me (and you), Alaska Business Monthly is online, too.

I’ll link to the story, but in short AEDC and Bill Popp, the president, acknowledge that 2009 was difficult for some business sectors in the city.  He notes that construction, transportation and tourism were particularly sluggish for much of the year.

Being the optimist that I am, the parts of the article that I particularly liked were about business confidence improving.  AEDC conduced a survey of 213 businesses about the economic outlook for Anchorage and for the State of Alaska.

The Business Confidence Index for 2010 is 53.6, indicating that the business community has a slightly positive outlook for 2010.  Businesses expressed somewhat more confidence in the upcoming year than they did at this time last year.

Another note I liked was that 33% of the business’s polled, anticipated hiring more workers in 2010, and over 49% anticipate no change in employment!

The article closed by saying “that the relatively mild recession we find ourselves in is nearly over.  The Anchorage economy should turn the corner and return to modest growth by later this year. ”

In a previous blog post, I wrote how you can easily change your old brass door knobs and hinges out for newer stylish models yourself for a big visual punch!

Many times builders use the least expensive light fixtures they can get away with.  I’ve seen new construction homes with a light fixture allowance of only $1200 dollars in a $400,000 home.

Lights are something you can replace yourself inexpensively. 

If you have a friend to lend a hand holding the light up, it would be a welcome hand.  Don’t forget to trip the breaker or shut the power off to the circuit before you remove the light! 

You can change most lights in about 20 minutes.  Look at my example where I removed basic brass lights and replaced them with more stylish oil rubbed bronze lights.

Remodel or update your Alaskan home yourself-on the Cheap! 

Homes get dated over time don’t they?  There are little things you can do yourself to spruce your house or condominium so it looks sharp and shows better.  If you are like me, you’ll gain a whole new appreciation of your home once you do a few simple things to cosmetically update your home.

You’ll save a bunch of money if you can do it yourself or solicit the help of a handy friend or two! 

In the next blog post or two (or three), I’m going to give you some simple examples of “do it yourself” cosmetic updates that will spruce up any home – and inexpensively!

In homes prior to the mid-80′s, brass door knobs, cabinet pulls and hinges were the norm.  After the 1990′s more products have come on the market.  Finishes on plumbing fixtures such as nickel, satin, stainless steel and oil rubbed bronze are a welcome change!

A person with a Phillips screwdriver, (that’s the screwdriver with the “+” point on them), or even better a mechanical screwdriver, can easily remove a brass hinge and replace it with a modern color, say oil rubbed bronze.

Door knobs are the same thing.  It takes about 20 minutes per door once you get the hang of it; the change out is as easy as removing the old knob , inserting the new knob and tighting the screws!

Assessed Values-Property Taxes in Anchorage, Alaska

The Anchorage Municipal Tax Assessor’s office has been busy in 2009 and 2010 assessing properties for their tax valuation.

Every year I get email and calls from past clients asking me to help them get a perspective on the price the city assessor put on their house (assessed value). I usually can pull the most recent sales in the subdivision, and find most of the data the city used to get their valuation. In years past, most of

 the time, the city’s value was lower than the seller would be willing to actually sell for, that is the muni assessed value was lower than fair market value.

The last few years this has changed in Anchorage. The assessor has been trying to get the tax value up to fair market value. At the same time, the market has been fairly flat or even declined in some price ranges. Very commonly we see houses on the market priced under assessed value, they sell for under tax assessed value.

With the city running a budget deficient, they are obviously trying to squeeze every dollar out of the property owner by pushing assessed values. In fact many services that you could get a few years ago for either free or nominal charge now have steeper fees involved, but that’s not really the subject I was talking about here.

Anyway, beware! Your local assessed value may fair market or actually higher than you could sell your property for!  I see sales every week where the assessment is fair market value, or even higher than the buyer will pay.  You can visit the Anchorage Municipal Tax site here “http://www.muni.org/Departments/finance/property_appraisal/Pages/PropInfo.aspx“.
