Homes in Anchorage Alaska cityUnderestimating the importance of curb appeal is a common mistake people attempting to sell their house make. They focus a significant amount of time and effort on cleaning the interior of their home. While de-cluttering and deep cleaning are important, don't overlook curb appeal. Many prospective buyers will drive buy a house for sale before committing to looking inside. They make a decision of whether or not they will bother going inside just based on seeing the exterior. Consider the following four tips to improve curb appeal and increase the likelihood of home buyers coming through the front door to see what your house has to offer

Inspect During the Day and At Night

When was the last time you took a close look at the front of your house? Take the time to go stand on the edge of your property and look to see what a prospective buyer sees. Do this both during the day and in the evening. You may be surprised at what you find when you make a point to stop and take a look.  Is the paint chipped? Are the bushes overgrown? Is the lighting adequate?

Identify Improvements

Based on your inspection determine what improvements should be made. Consider adding some exterior lighting especially as the days get shorter and it is more likely that your home will be viewed in dusk or darkness. A well-lit entrance will be more inviting. Keep up with regular maintenance such as mowing and trimming.

Make sure the walkway to the front entrance is kept clear. Sweep away any leaves and debris. Shovel snow. If the entrance is not kept accessible it may appear to the prospective buyer that the house is too difficult to maintain.

Front Door Improvements

Typically simple improvements to the front door make a big difference. Consider adding a fresh coat of paint. New hardware may also result in a significant facelift. Check to see that the house number is clearly visible. Decorate appropriately for the season. Consider adding a scarecrow in the fall or a wreath in the winter.
