It's Spring in Alaska, which means that it is time for the Alaska Real Estate market to get busy. Buyers are ready to get out and find move-in ready homes. You don't want to miss out on potential buyers by not preparing your home for spring. From repairing fences to maintaining patios, here is our must do list for every Alaska home seller.
Alaska Real Estate Spring Home Maintenance Checklist
1. Banish Concrete Stains
When a buyer sees home for sell while searching Alaska real estate listings for by doing a walk-through, the first thing they notice is the outside. Make sure your concrete, including sidewalks and patios, are as clean as possible. The best way to clean keep your concrete clean, especially in garages, is to clean the stain as soon as possible. Also, renter a pressure washer can also help get out stubborn stains. Do this and your will stand out from other homes in your neighborhood.
2. Repair Fence
Take a walk along your fence line and see if your fence needs repair. Physically nudge fence posts to make sure they are in the ground. If they are loose, take a large mallet to secure them in the ground. Also, look for any holes where animals may have burrowed. If you do find holes be sure to install mesh to prevent it from happening again and fill the holes with dirt. Lastly, give your fence a facelift, if needed (paint or stain), to make it look new again. This little fix will make your listing stand out against other Alaska real estate listings.
3. Get your gas appliances checked and inspected
Winter is over and its a good time to get our gas appliances, like your furnace, cleaned and examined. A licensed gas technician will come in and remove dust and debris as well as examine your gas appliances and let you know if you need any repairs. These technicians are easy to find, just let them know that you want them to make necessary repairs to ready your Alaska real estate listing.
4. Fix any screen doors
Buyers looking for Alaska real estate for sale are not the only ones who love spring. Small animals and bugs love spring in Alaska too. But no worries, you can repair torn screens on windows and doors easily. Simply measure the screen needed to be replaced and go to your local hardware store. They will cut the material for you per you specifications. Make sure you get it measured larger than the actual size and after installation you can trim any excess.
5. Purchase a programmable thermostat
When it starts to get warm, energy can be wasted. To save money, up to $200 a year, a programmable thermostat will allow you to set the temperature and then walk away. If you go on vacation or leave the house, you can set the temperature lower and it will hold steady until you return. This is also a great selling point to include in your Alaska real estate listing description to attract potential buyers.
