Anchorage Home Selling Tips for Using Buyer Incentives

Home buyers in Anchorage, Alaska, or anywhere else for that matter, do often look for the best deal they can get in real estate.  Everyone wants to feel like they "got a deal or a concession" when they make a major purchase.   To sell a home in less time, it may behoove sellers to consider offering buyer incentives or perks. Sweetening the pot with various incentives can work to your advantage when home selling in Anchorage. According to an article by Alaska Dispatch News, end of the year buyers are more selective and cautious when buying a home in Anchorage. Although the inventory of homes is still low, sellers still have to stand out to potential buyers. If you live in home that’s not in a desirable location or can’t provide what experts call “long-term livability,” you can still find success in selling.

Covering part of  buyer closing costs

By paying part or all of the closing costs, you can attract a lot of first time home buyers. If you have a starter home, covering closing costs is an effective strategy. Many first time home buyers are already stretched with their budgets. An experienced Realtor who knows the Anchorage, Alaska, real estate market can guide you in terms of how to word the contract.

•    Competing with new home construction

Whether you know it or not, you are competing with new home construction for potential buyers. Many younger buyers prefer new construction. Luckily for the owner of older homes, not all buyers can afford newly-built homes. If you can offer buyer incentives such as a decorating or new flooring allowance, you may just win over buyers who are not sure about which way to go. They can make their own design choices just as they might with a new custom home.

•    Paying up the fees

Another highly effective buyer incentive is to pre-pay any Home Owner fees or other maintenance fees, especially if you are selling a townhome or condominium. If you live in a single-family home, offer to pay up the HOA fees for the remainder of the year or all of next year. Other creative ideas include selling a home that is partially furnished or  pieces of art or outdoor amenities that you’d normally take with you.
