The thing about finding a home is that it can take research and time.

Especially if you live in Anchorage, Alaska!  There are many purchase options that other home owners across the nation don't have to think about. Alaska is so vast and spread out, with a multitude of lifestyles, that finding a home  can be a unique experience.

Luckily the Anchorage MLS has replaced the old ways of finding homes. Using the mls online can make your finding a home on your own an easier process. 

What Is the Anchorage MLS

The Anchorage MLS (Anchorage multiple lising service or Anchorage multiple listings system) is a system that allows real estate brokers to share their listings with other real estate brokers across the city. 

The purpose was to share current listings with other local agents in the MLS. Now, the Anchorage MLS is available for the public on some real agency websites. Anyone searching a home can utilize it to search hundreds of fields of data about the features of a property. 

Sounds simple enough, right? Not really. Searching the MLS can get complicated fairly quickly. With literally hundreds of fields and thousands of properties, home owners can get overwhelmed. 

 3 Things You Need To Do BEFORE you use the Anchorage MLS


  1. Pre - Approval - Get in contact with a mortgage professional to find out if you can get a loan and for how much. This information is VERY IMPORTANT when searching for a home.  Not only will you get quicker service from real estate agents, home sellers will take you more seriously and you will know your price range when searching for a home. 
  2. Neighorbood Research - You need to do research on Anchorage neighborhoods to find which one is right for you and your family. Do you enjoy the quiet of Rogers Park or the views and sunsets of Prominence Pointe?
  3. Prioritize Your Features - The Anchorage MLS utilizes hundreds of features to describe properties. Knowing what you must have in a home can save you  a lot of time. Is a stunning Anchorage view a must have?  Proximity to local schools and shopping? Large open floor plan? Staircase? etc.  Equally important are features that you can live without

How to use the Anchorage MLS

Step One - Find a trusted real estate agency website with the Anchorage MLS and register.

Don't just pick any website! Choose a website and a brokerage you can trust. Once you search the MLS and save your homes, you want to work with the brokerage where all your properities are saved. 

For the purposes of this website we will be using Wolf Real Estate Professionals website at www.AnchorageHomeSearch.com.  They are a trusted and known Anchorage real estate brokerage.

Step Two - Enter home search criteria

Go to www.AnchorageHomeSearch.com and click on "Listings" to beging searching the Anchorage MLS. Enter your search requirements in the right search sidebar.

For search options you have a number of choices. Fill as out little or as much as you want including:

  • CITY - Choose Anchorage or other cities in Alaska
  • PROPERTY TYPE - From land and commercial property, to the most common, single-family homes, your options are endless.
  • PRICE RANGE - Look at your pre-approval letter. Consider that number as well as your own personal budget. Enter a min and maximum price.
  • BEDROOMS - Enter the minmum and maximum number of bedrooms.
  • BATHROOMS - Enter the minmum and maximum number of bathrooms.
  • YEAR BUILT - Looking for a old house or a newer one in The Anchorage MLS? Use this field to enter the minmum and maximum year the house needs to have been build during.
  • PROPERTY SIZE - Do you need a small space for a small family or a larger space? Remember, this is the size of the house not including the yard! Enter the minmum and maximum property size.
  • LOT SIZE - The lot size is the size of the full lot, home and yard. nter the minmum and maximum lot size.
  • ADDRESS - Drove by house you loved and know the address? Put that address here to see the house details. 
  • ZIP CODE - The zip code field is a very useful field when searching the Anchorage MLS. You can use it to search certain areas only. 
  • PROPERTY FEATURES - Do you need a swimming pool, a waterfront property or a fireplace? Choose from this list to set property features. 
  • SUBDIVISION - Another useful field is subdivision. If you know exactly what Anchorage sudivision you want to live in, you can put that here
  • MLS® NUMBER - Do you already know the MLS number of the home you are looking for? Enter that number here. 
  • HIGH SCHOOL - Lastly, many home buyers want to live near a particular school. You can enter a school here. 

Once you fill out the search form click the "Refine Search" button to search the entire Anchorage MLS.

If you need to refine your search, just add or remove from the search form in the right side bar and click "Refine Search". You want to try and get under 500 results so you can save your search. 

Step 3 - Like your Anchorage MLS search? Save it.
If you like your search results, be sure to click the "Save Search" button. You will have to register, but this will save you time and energy in the future. The search will automatically update when new searches are available. 

Step 4 - Save Your Favorite Homes
As you browse homes you can save your favorites. This is perfect if you want to drive by the home later, narrow your options or just save everything for later.  To save a property, click the star in the bottom right corner of the listing photo on the search results page. Or go to the property page and click "Add to Favorites"

Step 5 - Contact an agent and tour your favorite home
Now that you have narrowed down your search using the Anchorage MLS, it is time to contact your agent and let them know you are ready to view the homes on your list. Click "View Listing" under property image of the home you are interested in. Next click "Request a Showing". You can also choose "Inquire", "Print This Listing", or "Share This Listing".
