Whether you are buying or selling a home in Anchorage, Alaska, having a good Realtor can mean tens of thousands of dollars. According to a report by Consumer Reports, a recent survey of Realtors showed there are several home-buying blunders and seller slip-ups that account for between 11 and 20 percent of a home’s value. Depending on the list price of your Anchorage Alaska real estate, that can add up to tons of money you could be throwing away.
• Mistakes buyers make
Some of the most costly mistakes made by buyers, according to the Consumer Reports survey, include rushing into a deal. Your Realtor can nudge you when it’s time to walk away from a deal rather than over pay. Some financial mistakes home buyers make include failing to maintain a good credit score and shop around for the best mortgage rate. But, skipping the home inspection is the most troubling mistake because it leaves your destiny in the hands of chance. Experts say you can completely sidestep buyer’s remorse by finding out about problems with the home and having the issues addressed by the seller.
• Mistakes sellers make
Forty-three percent of the real estate agents surveyed by Consumer Reports say the No. 1 costly mistake sellers make is to price their homes too high. It’s natural to believe your home is worth the highest amount of money because it’s your personal tastes. However, style is a subjective matter and design trends come and go. Pricing your home too high means you have to pay covering costs for every day that it sits vacant. Also, the appraisal may come in below your asking price, which motivates some buyers to walk away. Sellers should also be cautious to put their home on the market only after they have made all of the necessary updates, improvements and repairs.
Of course the other major mistake that a buyer or a seller in Anchorage can make is going it alone. Without a Realtor, you don’t have an advocate in your corner that is there to protect your best interests in the negotiating process.
