If your Anchorage, Alaskan home is 5 to 20 years old, it may be slightly outdated. Unfortunately, what’s trendy when you buy your home isn’t typically in style when it comes to home selling. Although you can’t change whether or not your home has a mountain view, you can make some minor updates that are fairly inexpensive. According to a home improvement article by HGTV, it pays to upgrade when selling your home.
Remodeling the bathroom Many homes in the Anchorage, Alaska and surrounding area have bathrooms with mirrors with no frame, gold-trimmed shower doors and gold lighting fixtures. As a rule, anything with gold trim looks outdated. Although glass block was popular in bathrooms, it’s now a telltale sign of a bathroom that needs a contemporary remodel. According to HGTV, you’ll get a 102 percent return on your money when you remodel a bathroom. They suggest removing dated wall coverings, re-glazing old tubs and possibly replacing the tub, tile surround, floor, vanity and fixtures. Replace dirty-looking ceramic tile in the bathroom or have the grout professionally cleaned.
Updating the kitchen Instead of doing a total kitchen remodel, you may only need to replace outdated appliances. Change out canned lighting with gold trim. A minor kitchen remodel may cost about $15,000, which gives people about a 98 percent return on their investment when selling the home. The definition of a minor kitchen remodel includes re-facing cabinets, installing a new oven and cooktop, sink and fixtures. If your home is worth more than a half a million dollars, it’s wise to replace outdated cabinets with the more expensive recycled glass or quality granite.
Replacing windows, fans, doors According to HGTV, you can get an 89.6 percent return on your money by replacing old windows. Of course, if you do have a spectacular view, the window may draw even more attention. You may be able to save money by replacing window coverings. If you have outdated ceiling fans or cheap-looking closet doors, it pays to have those updated. Popcorn ceilings can be easily removed by a professional.
Details add dollars, according to HGTV. Other home selling tricks include updating the living room décor. Flowers, accessories, pillows, drapes, new outlet covers, crown molding and new light switches can make your home look new.
