Luxury Homes in Anchorage - What do you get for your Dollar?

Luxury Homes! Just the name feels exclusive and elegant! It is true the upper end of the real estate market is a small market where properties are more expensive and the buyers who live in these homes know what they want in a home. This isn't your first time home-buyer market. These buyers have "been there - done that" and certainly want a home that is uncommon and exclusive. These special homes can vary and the homes amenities vary as much as the people who buy them. What is a bonus feature for one family may not make the cut for another family but generally these homes share certain features in common.
Location - You've heard the old adage, location, location, location. It makes all the difference; you can remodel and improve the structure, but the existing location is what it is. You can turn a little cracker-box on a great lot into a custom dream home, but you could build a great house in a poor location and you would still have a great house in a poor location. There are great locations just about every quadrant of the city. In Anchorage some custom locations are downtown in the city, around the parameter of the west-side of the city along Cook Inlet or the Tony Knowles Bike Path or a view property on the Anchorage Hillside with views "to the moon and back!"
Size - Many luxury homes are generous in the interior space. There's no rule on how large a house must be to be in the luxury home catagory, but as a general rule, the kitchen would be exquisite and well appointed from quality cabinets, great counter-space and high quality material on the tops such as slab granite, concrete, soapstone or other natural material or granite or a composite of materials. The family room would be ample and the master bedroom would be spacious and with a luxurious master bathroom.
View - Most luxurious homes offer space around them - the views generally are better than a "typical" home. Examples of a view can be simply privacy into trees to a stunning panoramic "in your face" mountain view, a view overlooking the city or even of the water of Cook Inlet, Fire Island or a lake.
In Anchorage, high quality amenities cost more than similar products in the "Lower 48" states, because of shipping to Alaska - and Alaskan homes are built to a higher construction standard than homes in many other climates due to strict code considerations such as earthquake and energy standards. In Anchorage many higher quality homes can be $200 to $250 dollars per square foot of home, depending on the size of the home and the quality of the construction materials and amenities. Most have aspects of the home that may be commercial grade or top of the line appliances and fixtures. I have seen large lots with very small custom home as high as $350 per foot for high quality amentities.
