Selling Your Alaska Real Estate? You Want a Brokers Opinion of Value on your Anchorage Alaska Real Estate

A professional realtor opinion of value on Alaska Real EstateWhen you are considering selling your real estate, it is good to consult with a professional real estate person.  When I say a professional Realtor, I mean a person who is actively showing and selling similar properties, to get their opinion on things like your properties value, the overall market at the current time and recommended things you might to do to enhance your property's appeal for sale such as staging or needed cosmetic updating.

You see, if you are like most people you don't sell property every day, am I right?  The information you see might be comparing to is limited to your own street or properties you drive by in the neighborhood.

A professional real estate agent has access to more information such as how many properties are on the market that are competing with yours, how long they have been for sale on the average as well as statistics such as average days on market and how many similar properties might be pending right now, to give you a feel for supply and demand.  If there are very few competing listings, and there are lots of pending, or recent sales, that's a good sign that maybe your property has a good chance of selling soon too.

Most of us have a difficult time being truly objective on our own property.  We know we take good care of our house, probably better than the next guy's property, right?  When we personally assess the value of the property, most of us tend to be more optimistic than we should be.  We pull flyer's on houses on the street and look at what the neighbors are asking.  When the pending or sold sign goes up, we think we know what the price was.  What you might not know is that there were price reductions in the list price, but a "price reduced" sign never went up.  

A agent who looks at a lot of houses may be able to compare your house objectively to other houses that a buyer will see.  You see, when you live in a house, you might not see that the paint is getting tired or that the carpet on the stairs is gettting tired.  A good real estate agent will help you identify things that might make your home more compeitive.  Sometimes removing a bit of furntiure or rearranging it will make a room appear larger or look better.

The real estate opinion can be reffered to as a BPO, or Brokers Opinion of Value, or some people call them a CMA (a competive market analysis), but both terms mean the same thing.  Considering how many homes are on the market, and what similar homes have sold for, what do you think my home or property would sell for? What things do you recommend I do to my home so that is shows the best and helps me to sell as quickly as possible?

By comparing your property to others, called comparable sales, you should get a pretty good sense of how long similar properties are taking to sell, the type of financing buyers are using and other interesting data.
