Staging your home for sale might sound simple: slap on a fresh coat of paint, buy a couple house plants, and make sure everything is clean, works, and smells nice. But unless you're some kind of superhero, keeping your house clean, staged, and ready to view at all times is difficult, and there are times you might get a call and need to have the house ready to view in half an hour. Here are some of our favorite quick tips for even quicker staging:

One of the best things you can do when you need to stage your home quickly is utilize a dump space. Choose a spot, or a few spots, in your home where most prospective buyers wouldn't look, like a closet in the bedroom and a junk drawer in the kitchen - when you need to clean a room quickly, simply toss your clutter items into your dump space. If you lack the space, or if prospective buyers will likely peek into every corner of the house, fear not! Pick up a few plastic storage tubs to designate as your portable dump spaces, then fill them up, close the lids, and stack them in a closet or even outside.


Don't Air Your Dirty Laundry

Got a lot of dirty clothes lying around the house? Or a huge pile of clean laundry that has yet to be folded and put away? Whatever your clothing situation, staging your home quickly becomes difficult when clothes are all over the place. The solution is simple: take your clothes, dirty or clean, and store them in the washer and dryer without turning them on. You can pull the clean ones back out to fold later, and if they're dirty, you've given yourself a head start on your next load of laundry!


Clean Up the Kitchen

A sink full of dishes, or even worse, dirty dishes stacked high on the counter, makes the rest of your house look dirty. Just like using your washer and dryer to store clothes, you can stage your kitchen quickly by putting all the dishes in the dishwasher without turning it on. If you don't even have time for that, get messy: toss your (sturdier) dishes into a bag and shove it under the sink.

While we are huge advocates of baking cookies or bread about a half hour before a showing of your home, it's usually just not realistic. Keep a few subtly scented candles on hand, or a diffuser and your favorite essential oils, to create a fuller sensory experience for your prospective buyers. Who knows...that might just be the finishing touch that gets you an offer!


Just as it is with most things in life, the more time you are able to spend staging your home, the better the results will be.
